Where to begin!? About a month ago, a water leak destroyed the floors throughout much of our house, and we couldn't be happier with The Best Restoration. After cleaning we apply a sealant that prevents moisture absorption - which is what allows mold to regrow.
In almost all cases, cleaning and sealing is the better choice - and it's far cheaper than regrout or retiling. Grout replacement is messy, disruptive, and expensive. Professional cleaning removes stains and buildup that make grout look worn, and sealing protects it going forward. The only time grout genuinely needs replacing is if it's cracked, crumbling, or missing in sections. We'll give you an honest opinion when we assess your floors.
Professional-grade penetrating sealant typically lasts 3 to 5 years in normal residential conditions. High-traffic areas like kitchen floors may need resealing every 2 to 3 years. Bathroom shower grout may benefit from annual resealing because of constant water exposure. A simple water test tells you when it's time — drop water on the grout. If it soaks in immediately instead of beading up, the sealant has worn down and it's time to reseal.
We clean ceramic, porcelain, natural stone (marble, travertine, slate, granite), quarry tile, and saltillo tile. Each type needs slightly different cleaning and sealing products - natural stone in particular is sensitive to acidic cleaners that etch the surface. We assess the tile type before we start and use the appropriate products for that specific material. We also clean pool tile, lanai tile, and large commercial floor areas.
A typical bathroom takes about 1 to 2 hours. A full kitchen floor takes 2 to 3 hours. A whole-house tile cleaning usually takes half a day to a full day depending on square footage. Large commercial areas take longer. Grout sealing adds time after cleaning and drying - typically another 30 to 60 minutes after the surface is fully dry. We'll give you a time estimate when you call for a quote.
You can walk on cleaned tile within 20 to 30 minutes after the service - once the surface is dry. If we've applied grout sealant, we recommend waiting at least 24 hours before heavy traffic or wet use to allow the sealant to fully cure. For shower grout in particular, we recommend waiting 24 hours before using the shower after sealing. We'll give you specific guidance for your floor type when the job is done.
For kitchen and bathroom areas, there's usually no furniture to move. For larger living areas with tile floors, we ask that you move smaller items and furniture before our arrival if possible. For heavier furniture like couches or beds over tile floors, let us know when you call - we can discuss what needs to be moved and whether we need to help. We'll always confirm the scope before booking.
