Where to begin!? About a month ago, a water leak destroyed the floors throughout much of our house, and we couldn't be happier with The Best Restoration. They took care of the water damage mitigation, packing, demo, and new flooring installation. Every single person we interacted with was incredible--kind, empathetic, professional, efficient--but we were especially amazed by Rodger's dedication, communication, and leadership. He went above and beyond for us time and again and made this entire process as quick and stress-free as possible. When his team was tied up with other projects one day, he came at 6:00 p.m. on a Friday evening to wrap up the leak mitigation and haul out the equipment himself just to make sure we could have a quiet weekend without the fans. He then planned most of the demo and floor installation for the week of our planned vacation, and took care of absolutely everything while we were gone--hunting down the closest match to our original flooring that could be found anywhere from Gainesville to Ocala and sending photos and videos of the team's progress to keep us in the loop. Rodger is exceptional, as is the team under his leadership. We certainly aren't *planning* to have another house-related catastrophe in the near future, but it's comforting to know that if we do, there's such an outstanding team ready to help.![]()

Honest answers to the questions Micanopy homeowners and business owners ask us most before booking a water damage restoration service.
We respond 24 hours a day, 7 days a week - including weekends and holidays. When you call our Micanopy line, a real person answers immediately and we dispatch a crew as fast as possible. In most cases we can be on-site within 1 to 2 hours of your call. The faster water is extracted, the less structural damage and the lower the risk of mold - which is why our team mobilizes immediately rather than scheduling for the next day.
The timeline depends on how much water entered, which materials were affected, and how quickly we started the drying process. Initial water extraction typically takes a few hours. Structural drying with industrial equipment usually takes 3 to 5 days - we monitor moisture levels daily with meters to confirm everything is completely dry before moving to repairs. The full repair and restoration phase - drywall, flooring, painting - can take an additional 1 to 2 weeks depending on the scope of damage. We give you a realistic timeline when we assess your property.
Most standard homeowner's insurance policies in Florida cover sudden and accidental water damage - such as burst pipes, appliance overflows, and storm-related leaks. They typically do not cover gradual damage from slow leaks that were ignored, or flooding from rising water outside (which requires separate flood insurance). We work directly with insurance adjusters and help document the damage thoroughly to support your claim. We'll give you an honest assessment of what is and isn't likely to be covered when we arrive.
In Micanopy specifically, the most common causes we respond to are storm-related roof leaks and flooding from heavy summer rain, burst or leaking pipes (especially in older homes), appliance failures - washing machines, water heaters, dishwashers - and HVAC condensation overflow. Micanopy's proximity to Paynes Prairie and the area's naturally high water table also means some properties experience groundwater intrusion during periods of heavy rainfall. We're familiar with all of these scenarios and have the equipment to handle each one.
Mold can begin forming within 24 to 48 hours of a water event in Florida's humid climate - and it often grows in places you can't see, like inside walls, under flooring, and in ceiling cavities. Warning signs include a musty smell that persists after drying, dark spots appearing on walls or ceilings, people in the home experiencing increased allergy or respiratory symptoms, or visible discoloration on surfaces. We inspect all affected areas for mold as a standard part of our water damage restoration process - we don't just dry the surface and leave.
For minor water damage confined to one area, staying home is usually fine. For larger events - significant flooding, sewage backup, or suspected mold - we recommend staying elsewhere during the active restoration phase. The industrial drying equipment we use is loud and runs continuously. If sewage or contaminated water is involved, the health risk makes vacating the affected areas essential. We'll give you a clear recommendation when we assess the situation, and we always err on the side of your family's safety.
It depends on how long the materials were wet and what type they are. Hardwood floors that are extracted and dried quickly can often be saved - though they may need refinishing. Carpet that has been soaked for more than 24 to 48 hours, especially with contaminated water, typically needs replacement. Drywall that has absorbed significant moisture usually needs to be removed because it won't dry properly from the inside and becomes a mold breeding ground. We assess each material individually and give you an honest recommendation - we don't recommend replacement unless it's genuinely necessary.
Water damage restoration covers the emergency response phase - water extraction, structural drying, dehumidification, mold prevention, and removing damaged materials. Water damage repair is the reconstruction phase that follows - replacing drywall, installing new flooring, repainting, and restoring the property to its pre-damage condition. We handle both under one roof, which means you don't need to hire a separate contractor for each phase. Having one team handle the full project also means there's no gap between the restoration and repair phases that could allow new moisture or mold issues to develop.
Cost varies significantly based on the size of the affected area, the type of water (clean water from a pipe vs. contaminated flood water), how long the water was present, and which materials need to be replaced. Minor water damage - a small leak caught quickly - may cost a few hundred dollars to dry out. Major flooding affecting multiple rooms can cost several thousand dollars to fully restore. If you have insurance, much or all of this is often covered. We provide a detailed written estimate before starting any work so there are no surprises.
Yes - we serve both homeowners and commercial property owners throughout Micanopy and Alachua County. Commercial water damage requires a faster turnaround because every day a business is closed costs money. We have the crew size and equipment capacity to handle large commercial jobs - offices, retail spaces, apartment complexes, and multi-unit properties - and we schedule around your business hours whenever possible to minimize disruption to your operations.
