Florida’s heat, rain, and humidity build up mold, mildew, algae, and grime on every exterior surface. Pressure washing removes all of it fast, making your home or business look new again.
Gainesville’s climate is tough on exterior surfaces. The combination of high heat, heavy summer rain, and year-round humidity creates the perfect conditions for mold, mildew, algae, and pollen to build up fast on your driveway, roof, siding, deck, and fences.
Left untreated, that buildup doesn’t just look bad. It slowly damages paint, eats into concrete, stains wood, and creates slippery surfaces that become a safety hazard. Regular pressure washing helps prevent all of that before it becomes a costly repair.
💡 Pressure washing is one of the most cost-effective ways to maintain your property. It’s far cheaper than repainting a house, repaving a driveway, or replacing a deck.
We serve both residential homeowners and commercial businesses across Gainesville and North Central Florida, with the right equipment and technique for every surface type.
We have the right equipment and the right technique for every surface, from soft washing for roofs to high-pressure cleaning for concrete.
Concrete absorbs oil, dirt, algae, and tire marks over time. Standard hosing down doesn’t remove them. We use high-pressure washing to lift deep stains and restore the original look of your concrete without using chemicals that harm landscaping.
Black streaks on Florida roofs are caused by algae, specifically Gloeocapsa magma, that can damage shingles and reduce their lifespan. We use low-pressure soft washing on roofs to safely remove algae without damaging tiles or shingles.
Wood decks and concrete patios in Florida turn green and slippery fast. Mold and mildew on outdoor flooring can create a fall hazard. We clean and brighten decks and patios, removing buildup without damaging the surface underneath.
Pollen, mold, dirt, and spider webs collect on siding and stucco. Unwashed siding can cause paint to peel and stucco to deteriorate. A professional wash can help extend the life of your exterior paint and make the whole house look sharp.
Wood fences turn gray and streaky, vinyl fences get green mold buildup, and brick retaining walls collect years of weather staining. We clean all fence and wall types properly without causing surface damage.
The exterior of your business is the first thing customers see. Oil-stained parking lots, grimy building facades, and dirty storefronts give the wrong first impression. We handle large commercial properties with industrial equipment built for the scale.

Mold, algae, and mildew don’t stop growing. Regular washing prevents damage that becomes expensive to repair.
Homes, driveways, roofs, decks, and fences are all exterior surfaces we handle.
Buildings, parking lots, and storefronts are all areas we clean. We work around your schedule.
One of the biggest mistakes homeowners make is thinking pressure washing is a one-size-fits-all service. Too much pressure on the wrong surface can cause real damage, including stripped paint, cracked tile, eroded grout, and damaged wood grain.
We match the cleaning method to the surface every time:
Your building exterior is part of your brand. Customers notice a dirty, stained facade, even if they don’t say anything about it. A clean building communicates professionalism and care.
We handle commercial pressure washing jobs of all sizes across Gainesville and Alachua County:
Storefronts, offices, warehouses, and multi-story commercial buildings
Oil stains, tire marks, gum, and heavy traffic grime removed with industrial equipment
Commercial roofs accumulate algae and debris that blocks drainage and damages material
Warehouses, loading docks, and commercial outdoor flooring
Restaurant outdoor seating, hotel patios, and commercial recreational areas
One of the most neglected and dirtiest areas of any commercial property is something we clean too.
We work early mornings, evenings, or weekends to avoid disrupting your business hours
Florida’s climate is uniquely hard on exterior surfaces. The combination of intense sun, high humidity, heavy summer rain, and warm temperatures year-round creates ideal growing conditions for mold, algae, and mildew on every outdoor surface.
In most states, homeowners can get away with washing exteriors every few years. In Gainesville, annual pressure washing is closer to the right schedule, especially for roofs, driveways, and north-facing surfaces that stay shaded and damp.
Algae and mold that build up on roofs can damage shingles and shorten your roof’s lifespan. The black streaks you see on Florida roofs are not just dirt. They are often caused by organic growth. Regular washing helps remove that buildup before it causes more serious damage.
On driveways and walkways, algae growth creates slippery surfaces that can become a safety hazard, especially when wet. Pressure washing removes the buildup and helps reduce the hazard at the same time.

Where to begin!? About a month ago, a water leak destroyed the floors throughout much of our house, and we couldn't be happier with The Best Restoration. They took care of the water damage mitigation, packing, demo, and new flooring installation. Every single person we interacted with was incredible--kind, empathetic, professional, efficient--but we were especially amazed by Rodger's dedication, communication, and leadership. He went above and beyond for us time and again and made this entire process as quick and stress-free as possible. When his team was tied up with other projects one day, he came at 6:00 p.m. on a Friday evening to wrap up the leak mitigation and haul out the equipment himself just to make sure we could have a quiet weekend without the fans. He then planned most of the demo and floor installation for the week of our planned vacation, and took care of absolutely everything while we were gone--hunting down the closest match to our original flooring that could be found anywhere from Gainesville to Ocala and sending photos and videos of the team's progress to keep us in the loop. Rodger is exceptional, as is the team under his leadership. We certainly aren't *planning* to have another house-related catastrophe in the near future, but it's comforting to know that if we do, there's such an outstanding team ready to help.![]()

Straight answers to the questions we get most often about pressure washing in Gainesville.
In Florida's climate, once a year is a good minimum for most homes, and more often may be needed if you have north-facing surfaces that stay shaded and damp or if you're near trees that drop debris. Roofs with algae growth may need washing every 1 to 2 years to help prevent shingle damage. Driveways and walkways that get heavy use can also benefit from annual cleaning. The longer you wait, the harder the buildup can be to remove.
Not when done correctly. The key is using the right pressure for each surface. Roofs should never be high-pressure washed because the force can strip granules from shingles and may void some roof warranties. We use soft washing on roofs, combining low pressure with an algae-killing solution that does the cleaning work chemically rather than mechanically. Siding and stucco get medium pressure, which is enough to clean without forcing water behind panels.
Yes, we use 100% eco-friendly cleaning solutions that are safe for plants, grass, and soil. Before we start, we wet down any nearby landscaping to dilute any overspray. We direct runoff away from flower beds and garden areas wherever possible. Our products are also safe in storm drains — we don't use harsh chemicals that harm waterways.
Pressure washing uses high-force water to physically remove dirt and grime from hard surfaces like concrete. Soft washing uses low pressure combined with specialized cleaning solutions. The solution does the cleaning work by targeting mold, algae, and bacteria at the source, while the water rinses the buildup away.
Roofs, painted surfaces, and wood typically require soft washing because high pressure can cause damage. Concrete and brick can generally handle higher-pressure washing.
Yes, oil and grease stains on concrete respond very well to professional pressure washing combined with the right degreaser. DIY washing with a garden hose doesn't generate nearly enough pressure to lift oil from concrete pores. Our industrial-grade equipment and targeted degreasers break up the oil and lift it out. Very old or deeply set stains may lighten significantly but may not disappear completely. We'll give you an honest expectation after assessing the stain.
Not necessarily, for most exterior jobs like driveways, walkways, and home exteriors, you don't need to be present the whole time. We do prefer to do a quick walkthrough with you at the start and end of the job so you can confirm what's being cleaned and approve the results. If you can't be home, we can arrange a key or gate code and leave a completion report. Just call us to discuss your preference when booking.
Yes, pressure washing combined with the right antimicrobial pre-treatment removes mold and mildew from surfaces completely. The pre-treatment kills the living organisms at the root, and the washing removes them from the surface. Without the pre-treatment, washing alone removes what's visible but may leave spores behind that allow mold to return quickly. We always use pre-treatment on mold-affected surfaces for a lasting result.
It depends on the scope of the job. A standard driveway and walkway takes 1 to 2 hours. A full home exterior wash typically takes 2 to 4 hours. A roof cleaning takes 1 to 3 hours depending on size and algae coverage. Large commercial jobs may take a full day or more. We'll give you a time estimate when you call for a quote so you can plan accordingly.
For concrete driveways and walkways, you can typically walk on them within 20 to 30 minutes — once the surface is no longer wet. Wood decks and patios may need a few hours to dry before placing furniture back. Roofs are accessible immediately but we'd recommend waiting until dry for safety. We'll give you specific guidance for each surface when the job is done.
Yes, we work with many businesses on recurring maintenance schedules. Regular commercial washing keeps your property looking consistently professional and prevents the buildup that becomes much harder and more expensive to remove. Call us to discuss your property's needs and we'll put together a schedule and pricing that works for your budget and timeline.
